Las Vegas Real Estate Market Update for September 30, 2013

As of today there are 6,354 SFR homes available in Las Vegas.
354 are bank owned
848 are short sale
5,152 are traditional sales

Last week 828 went into escrow.
58 were bank owned
255 are short sales
515 were traditional sales

Last week there were 683 closings.
43 were bank owned
153 were short sales 
487 were equity

There were 50 traditional Expired last week.

Las Vegas Real Estate Market Update for 9/23/13

The Las Vegas real estate market is certainly in the midst of a shift.  The only way to recognize that is to be a student of the market!
As of today there are 6,241 SFR homes on the market.
343 are bank owned
768 are short sales
5,130 are traditional sales

Last week there were 771 homes put into escrow.
34 were bank owned
236 were short sales
501 were traditional sales

Last week there were 522 closings.
27 were bank owned
115 were short sales
380 were traditional sales

Last week 44 homes failed to sell and went into expired status.  None of these homes were short sale or bank owned.

Las Vegas Realtor Generates 7 transactions in 10 days

Congratulations are in order for a local real estate agent, Anteneh Yeshaneh with Keller Williams Realty Southwest in Las Vegas, NV.
Anteneh was able to successfully navigate through intense negotiations to secure a home for two of his buyer clients.  The Las Vegas real estate market is brutal right now.  It's not uncommon to see multiple offers above list price, much like it was in 2003.  As a matter of fact, Las Vegas only has about a 7 week supply of homes on the market.  In other words, if not one more home became available, it would take just under 7 weeks to sell the entire inventory available right now.  In addition to the overall competition in the market, short sales only have about a 1.5 week supply and bank owned homes have about a 2.5 week supply.  Because of the type of market that Las Vegas is experiencing, it becomes even more crucial to choose an agent who is committed to the entire process and who has the skill set, knowledge and relationships to get a Buyer client from point A to point B smoothly and without too many obstacles. 

This was a very productive week for Anteneh.  In the last 10 days he has sold 4 buyer side transactions, taken a listing, sold a listing and closed on a listing.  His success has been amplified since he started a regiment of lead generation and follow up.

Las Vegas Real Estate Market Update for 9/16/13


Real Estate Coach, Julie Youngblood, shares the current real estate market update for Las Vegas.
The Market Stats for Las Vegas are as follows:
6,080 SFR homes are listed in available status in the MLS.
733 are short sales
313 are bank owned
5.034 are traditional sellers
Last week there were 819 SFR homes that accepted an offer.
227 were short sales
58 were bank owned
534 were traditional
Last week there were 471 closed properties.
109 were short sale
35 were bank owned
327 were equity 
There were 49 non-short sale/bank owned homes that failed to sell, went into Expired status in the MLS.
There is currently a 7.5 week supply of homes on  the market.

Business Coach Speaks at Leadership Training for Las Vegas Review Journal

Business Coach, Julie Youngblood, spoke at the leadership retreat for the Las Vegas Review Journal on Thursday September 5, 2013.
Youngblood was hired by Stephens Media LLC, a Las Vegas, Nevada, diversified media holding company that publishes over 11 daily and 64 weekly newspapers in 9 states, primarily in Nevada and Arkansas, to facilitate and train the newest class of LEAP attendees.
